PROPERTY BUYER'S INNOCENT QUESTION


 Questions raised by prospective property buyer.


Yesterday as regular office work we were just tracking the potential buyers who registered their specific requirement with us earlier, as we recently received a contract for one brand new project that's coming up (Official Launch) in first week of January 2020 in a most happening area of pune, midst the top IT park of Pune.

While speaking to these potential clients I was getting disturbed by a call from one old prospect and I was not intending to answer this call, as we removed this clients name from our prospect list and stopped updating him about the latest offers and deals matching to his requirement. 

Because he once informed us that "I know the channel partners working pattern, they are the speaking mouth of the builders and earn profits from buyers investment and all investments done through channel partners are always costly because the builder has to pay the commission to the channel partners so on". 

But as he was continuously calling me. it was his third time to call within a span of five minutes. I was forced to understand what's his concern now or what's his new complaint about the channel partners, so I picked his call and asked him about what's the matter and why is he calling so desperately, to my surprise I heard a very soft tone from other side and the voice sounded very humble, I tried to confirm weather everything is right or is there any issue where he needs me to help him. 

He said it's not help, but it's just to say sorry about the last conversation that he had with our office, he said that he was bit harsh with my team on that call, after which my team has stopped updating him about new options in pune property market. 

I replied, sir it was our duty to follow your orders so we stopped updating you, no apologies required sir, tell me have you booked any property or your are still in search of perfect proposal.

He replied yes I have already booked, I eagerly asked which property sir, as I was more interested to know which plan must have successfully convinced such prospective buyer with different views.

He replied, I am in a big problem after booking this property, because the possession of this property is delayed considerably by 6 Months and still I don't see any progress that will confirm the delivery in next six months. 

I really felt sorry for the problem he mentioned, so I thought of giving him advice to resolve the issue, but before I could speak it out he said, can you please suggest me some way out, for this problem don't say no I will pay your legal fees.

I said, no sir, giving legal advice to our prospective buyer is free, but is your property advisor not helping you to resolve this issue, before I could complete, he said that's not the case, I have booked it based on my own search, without any advice of any property expert as I wanted to save the commission that the builder would have paid for my deal, to the property advisor,  he did this in order to save some amount of  money.

Before he could continue further, I eagerly asked him did you save the money sir. He said I thought so, initially but surprisingly yesterday he met one of the other buyer of the same project and tried to know what rate did he book, surprisingly to his knowledge the other buyer booked the property of same size for 50K less than the price he booked so asked him how did he do this deal he said it was my property advisor who negotiated for me.

BUT HOW DID THE OTHER BUYER GET THE PROPERTY CHEAPER THAN ME, EVEN AFTER BOOKING THROUGH AND ADVISOR? WAS HIS QUESTION.

I SAID I WILL ANSWER THIS QUESTION LATER, BUT PLEASE LET ME KNOW, FEW IMPORTANT FACTS ABOUT YOUR DEAL.

I asked him whether that buyer is also in same trouble and how is he planning to resolve this issue. He said he is least bothered as he booked the property recently and the proposed date of delivery given to him is almost 1 year later, and his advisor is dealing with the builder.

I said ok no issues we will help you to resolve this issue, please share us the documents as per the list that my office will share with you, you need to explain us the deal in detail on the basis of which we can file a complaint with MAHARERA, be assured that the problem will be resolved.

He said yes, he will come to our office and share the copy of required documents and yes he also mentioned that he will happily and willingly give us the prescribed FEES for consultation in this matter.
But insisted me to answer how do you close the deal even after ensuring that your customers get the best price and property.

I had no option but to disclose the business secret to him, as he was till then very well connected to me and had called me with good faith.

I said we have complete project details and also keep a keen watch on the different aspects of the concerned project that we are working for, our deals have special bulk rates offered at the time of entering in to the deal as we assure specific amount of sales of the project in specific time. 

We also have the professional team that does different research about the present project status and also the history of the developer, though this is not enough but it's necessary to know before promoting and making any decision about the project.

THIS IS WHY, WE ARE PAID WITHOUT ANY HESITATION, AND FINALLY WE ARE HERE WITH OUR CLIENTS TILL THEY ARE LAWFULLY SATISFIED.

He finally said yes I agree to your point, money should be invested with due professional advise, and also confirmed the time of this weekend to meet us at our office for further process.
