   RERA cannot help you if you don't help yourself.

"one can lead the horse to water but can't make him drink". 

It has been almost 30 months the "Real Estate Regulatory Authority" MahaRERA -Act 2016 has been implemented in Maharashtra but still we can see that people are still being trapped in tricky property deals, the reason is lack of awareness about MahaRERA.

Buyers innocence or lack of knowledge about RERA, what ever it may be the end result is painful to the property buyer only, so we thought to assist the home buyers and promote the awareness about RERA, within home buyers.

  1. A property buyer should deal with RERA registered properties only, because you get all information about the RERA registered property online and the deal with rera registered property is governed by RERA, in case of any discrepancy, there is a speedy remedy assured by RERA. 
  2. You can check the details of RERA registered property online, in case you are not able to find them online you can request the promoter to upload the same on RERA portal,  promoter cannot delete important details once uploaded on RERA portal.
  3. RERA registered properties have a standard definition of carpet area (mandate by RERA), unlike earlier when promoters used different type of areas, like built-up, super-built-up, salable, and much more to convince/impress the buyers.
  4. what is RERA carpet area?
  • Net usable area of the apartment including the area under internal wall of the apartment / Flat but excluding area covered by external walls (outer walls)
  • Excluding are under service shaft, balcony and verandah or exclusive open terrace.                 
How should one calculate the carpet RERA defined area.

The dark line seen in above diagram is the inner wall and the lighter line is outer wall, the area that comes within the external wall is exclusive area, there is a confusion within the builders, as which area to mention as carpet area on RERA portal.
The written format explained in RERA act 2016 says that the calculation of balcony should not be included in RERA carpet area but the diagram shared by RERA in clarification shows that balcony is included in carpet area.
RERA is yet to clarify on this topic, and that is the reason we see different builders updating different type of carpet areas on RERA portal.
To avoid further confusion for the buyers we request the buyers to calculate as per above diagram as this is your exclusive area and the agreement (RERA format) has below details in majority of the builders agreement post enactment of RERA

Carpet area (RERA) is bifurcated as below 

Carpet Area + ( Differs with physical sizes available on ground) 
Enclosed Balcony + ( this area is included in the rooms but is seen separate on sanctioned plan) 
Balconies +  (exclusive open area which is not converted in a room at the time of sale)
Open terrace + (exclusive open area)
Verandah +

So to make your calculations easy, its always better to know and note the complete package (all inclusive offer) and carpet area of respective apartment/flat as specified in above diagram, this will help you to compare precisely what is the best offer for you.
